One of my favorite hotels
Very affordable hotel at the perfect location in the middle of Podil. My room was perfectly clean, there was already a 5L bottle of water there, water pressure in the shower was great(!) and the owner Artem was extremely helpful. Checking in, getting my laundry washed, checking out, couldn't have been easier and smoother.
I will definitely return!

A lack of facilities but still, an excellent base to explore Podil District & central Kiev from.
Easy to find using google maps, just a few minutes’ walk from Kontraktova Ploshcha metro station. There did not appear to be a direct entrance from the street as access was through the courtyard at the back of the building. Artem, who manages the property, met me as prearranged at the entrance door after I messaged him to tell him that I was there. That entrance door was locked at all times to anybody from outside unless Artem opened it from inside or you had a key card & so, very reassuring security. The hotel is just 9 rooms making up the top floor of what appears to be a 3 or 4 storey building. There was no lift, so it was up the stairs with a lot of steps to Artem’s office for checking in as there was no reception desk. A simple check in as I filled in a registration form & was given info on the Wi-Fi & my room key card which was not needed for the electricity but was needed for room entry & to enter the hotel from outside. It took no more than 1 ½ minutes from entering the hotel until I was entering my room with Artem standing beside me as he showed me to it.
It was a large room, clean, fresh, bright & modern with a carpet floor, large wardrobe, fire extinguisher, slippers, large double bed, bedside lockers but no reading lights, work desk & stool, carafe of water, a low double lounge seat/bed, wall mounted tv, wall mounted box type fresh air fan/blower unit, large double radiator, 3 smoke alarms, aircon ranging from 16 to 31 degrees & a number of electrical sockets. A large window meant a lot of natural light, but I was also aware of some traffic noise but had no issues with noise from inside of the hotel. The free Wi-Fi was excellent, code accessed, quick to connect to, reasonably fast speeds, reliable & with instant reconnect when entering the building.
The bathroom was a really nice size, modern, clean & bright. With a tiled floor & walls, heated towel rad, mirror, wall mounted hairdryer, towels, ceiling vent, very large shower cubicle with a shower head & hose on a riser rail, easily controlled shower valve with good water pressure & plenty of hot water, liquid hand wash, small bottles of shampoo & shower gel, a sealed pack containing a toothbrush & a sachet of toothpaste, a can of air freshener & 2 electrical sockets.
The hotel does not serve breakfast but that need not be an issue as there were plenty of places to eat nearby.
I left my luggage in Artem’s office while I went out exploring for a few hours after checking out. I contacted Artem several times before my stay & he always replied immediately with friendly & helpful advice & info. During my stay he was the only hotel staff member that I saw & it appeared to me that he was the only staff member on site.
To be honest, I’m not sure that I would class this property as a hotel, it was certainly unlike any hotel that I’ve stayed at before. With little or no facilities, no proper reception desk or foyer, no bar, no breakfast/food & a visible lack of any staff other than the friendly & efficient Artem, it felt more like a dorm. That said, the rooms were very good, location fantastic & Artem was excellent & I did have a wonderful stay.
There was plenty to see in the vicinity of the hotel & I found the Podil District to be a great base for a first visit to Kiev. Within very short walks from the hotel there were numerous bars, restaurants, bistros, coffee cafes & street coffee stalls. I found a fantastic bar just a few minutes’ walk from the hotel called Beer Point with a fantastic selection of Ukrainian & international beers. With a great rock & blues music playlist & very friendly staff, I ate there twice. Dinner on the evening that I arrived & lunch on the day that I left Kiev, 2 really tasty & filling Ukrainian meals. The metro was very nearby to the hotel (& just 2 stops from there to Maidan Metro station) & there were numerous trams stops. I took a stroll to nearby Kontraktova Square with its beautiful architecture, huge Ferris wheel & kids ‘electric mini cars whizzing around with their young F1 drivers of the future & then up Andreyevsky Spusk with its bohemian vibe, great views & stunning buildings.

Уютный отель в отличном месте на Подоле. Приятный дизайн.Рядом много милых, вкусных заведений.Администратор Артем- большой молодец, ты чувствуешь заботу и внимание. Это очень важно! Огромное спасибо! Рекомендую.
