WHAT AN ABSOLUTE GEM OF A PLACE!
I found this apartment by searching on Google maps.
The apartment is within a quiet one way side street, third floor which is accessible by a small lift for luggage and 3 flights of stairs.
The front door is on the end of the block with some planters out the front next to one of the many water fountains and the steps up to a lovely restaurant.
Access is via an app on your phone to the apartment door, you also have a swipe card to access your room, so really safe and secure.
The layout is an open plan area with a small kitchen with a hob, fridge, sink, small electric oven and a Nespresso machine for that all important coffee, which tastes even better as it's complimentary.
Our Room was the Dolce Vita, bright, immaculately clean, air con, huge bed which was firm but so comfortable with the topper mattress and the pillows were also very good.
Double shower in the bedroom which is fine if you are a couple, but if you're sharing a double bed with a friend you might go to the kitchen for that coffee.
Toilet in its own little room.
Tall ceiling with electric blinds on the windows.
There are 4 rooms in total each with a different design, so you share the communal space, we never saw other guests so it felt like we were alone.
As I said the apartment is cleaned every day so never any issues there.
The room had wardrobes and shelving, a mirror and seat by the door and a hairdryer (worked well so leave yours at home and save on your luggage room and weight).
Alessandro was so helpful and emailed and messaged to make sure he was there for our arrival. We stored our luggage and went straight out to explore.
On our check out day we were able to leave our luggage in the kitchen area and collect when we went to the airport.
The apartment location is perfect.
Literally 7 minute walk to the Trevi Fountain
12 minutes walk to the Spanish Steps
15 minutes walk to the Colesseum, all so simple to get to.
We only took a taxi on (Free now) to and from the airport and to the Vatican city for our early start tour.
Free advice get the first tour of the day to anywhere to beat the crowds and the heat if going in summer!
We ate at Ristorante Santa Cristina which is the top of the steps beside the apartment, very good, quiet and family run place.
We also went to Mimi e Coco on the V del Governo Vecchio, no reservations but highly recommended!
As you walk from the apartment towards the Fountain is a spot where a scene from Mission Impossible 3 was filmed as they drove the orange Lamborghini into the Vatican. Lots of other spots are easy to find from the last one as well.
So all in all this is simply an amazing place to stay. Clean, safe, well positioned.

Who am I to judge ...... read carefully ......
Premise:
I usually stay in a four-star hotel in Prati when in Rome, but wanting to see the military parade on June 2nd, the central event of the Italian Republic Day, I decided to book quickly at this Trevi Steps establishment, but I probably overlooked some important indications that later RUINED MY STAY.
Read my comprehensive review carefully; this might save you some inconvenience during your stay at Trevi Steps.
I found this accommodation online and when I wanted to book, there were problems:
clicking on "Book" or "Book Now" the system did not allow booking directly through the official site; in short, I had to call the owner and then, by making a bank transfer, I paid a deposit of €316.
€500 remained to be paid at the establishment.
For three nights, I paid a total of €816:
( accommodation for three days €780,
city tax for three days and two people €36 )
My personal rule is very simple:
from €250 per night, EVERYTHING must be perfect.
The film "I Soliti Ignoti" by Mario Monicelli from 1958 was filmed right in the Trevi Steps building.
I must say that it is located very close to Piazza Venezia, the Imperial Forums, the Quirinale, and the Trevi Fountain.
Using the public transport of ATAC and starting from Termini Station, you can easily reach Via 4 Novembre with line H, 40, 64, and 170.
Before arriving at the property, the owner sent us four videos to explain how to enter the property and various other things.
I swear what I am writing to you, we had not yet arrived at the property and the owner had already "kindly" asked us to pay the balance of the stay with the following message... for the balance transfer (€500), you can use the IBAN I had already sent you...
In 50 years, I have never experienced anything like this, and I want to emphasize that my deposit covered 38% of the total amount to be paid. It is true that the owner of Trevi Steps wrote in the letter dated March 23, 2026... "and the rest when you arrive"... but it was implied, and it has always been this way for 50 years; the balance is to be paid at the end of the stay.
But let's move on,
upon arriving at the property, as soon as we opened the door with the first code, three large mats welcomed us (see photo).
To reach the floor where the property is located, there are two options:
a) Four narrow and steep flights of stairs
1) first flight 7 steps
2) second ramp 17 steps !!!
3 ) third ramp 9 steps
4 ) fourth ramp 9 steps
b) Elevator and one ramp
The elevator is really small; two people with two suitcases do not fit, and in the end, there is still one ramp with 9 steps to go up.
These stairs and this elevator are absolutely to be avoided for those who have any minor health issues or suffer from claustrophobia.
Upon arriving at the landing of the "Trevi Steps" structure, the entrance door opens with a second code.
At first glance, the entrance seems small but well-kept. I will say right away that the Wi-Fi works very well.
Finally, we arrive at our room "Oceano"; to the left is a "keybox or lockbox" with a numerical combination, where there are 2 keys (one key is probably for the main entrance, the second key is a "spare" for the door of the "Oceano" room) and an "electronic key/card" to enter the room.
Note: anyone present in this structure could have entered "our" room, since the "keybox" was not locked with a numerical code.
As soon as we entered the room, there was a musty smell, probably due to the shower in the bedroom.
The room is really small; as soon as you enter, to the right (30 or 40 cm at most) there is a sink, and right after the sink, there is the shower. However, I have attached some photos, and you can see.
We immediately noticed that the electric blackout roller blind was not working.
The battery was dead. This problem was resolved the next day; in the meantime, for one night, the room could not be adequately darkened.
The second issue (which actually was not an issue) was that the safe did not work as seen and explained in the video sent by the owner.
The toilet paper holder in the bathroom was slightly damaged, and the toilet paper almost always risked slipping off the holder and falling to the floor.
I can only tell you that the room is so small that to open a 20-kilogram suitcase, you have to place it and open it on the bed, which is not ideal.
As already mentioned in the introduction, I booked in a hurry, and even today I do not understand if this establishment is a B&B or a vacation home.
In any case, at the entrance of the establishment, there is a narrow corridor with three high stools with footrests and backs, all well-maintained, but when I pay €250 a night, I expect much more, much more.
In the establishment, there was a brochure/documentation stating that the establishment is "affiliated" with Caffé Teatro on Via 4 Novembre.
Firstly, as I should have introduced myself at the bar, in THREE days I did not see ONE responsible person from the establishment, and I do not go begging for 10%; on average, we consumed €25, I would have "saved" €2.50, but what are we talking about!!!!
But what really bothered me and is unforgivable (to remain very diplomatic) were the constant suffocating reminders for the balance to be paid immediately. If the owner of the establishment has had bad experiences with clients in the past, that is truly not my problem. I checked in online two months prior as requested; the owner had all my information. Let us not forget that he had the deposit 69 days before our stay.
After the umpteenth reminder (on June 2) during the military parade (I LEFT THE MILITARY PARADE!!!!), I returned to the establishment making an instant bank transfer with the following reason:
"You managed to ruin this stay for me – Congratulations"
Summary:
if you are young and in good health,
if you are familiar with new applications,
if you prefer self check-in, without human presence,
if you have no problems with narrow and steep stairs,
if you have no problems with a cramped elevator,
if you are okay with the fact that there is not even breakfast for this price,
Are you okay with the fact that there is no service at this price?
Then this establishment is for you, and its strong point is that you are right in the center of the nightlife.
If you are LESS young (I am 67 years old),
you do not have much familiarity with new applications,
you prefer a check-in with human presence,
you have problems with narrow and steep stairs,
you have issues with cramped elevators,
and you also expect adequate service at the price of €250 per night, including breakfast,
then this establishment definitely is not for you!!!!
LAST BUT NOT LEAST
The owner had to "remind" me so much for the payment balance that he completely forgot to ask me if I wanted a receipt or an invoice for the deposit and also for the balance paid a day in advance.
With this, I do not mean to say that the owner committed an illegal act, but it was certainly a significant oversight on his part and, in my opinion, unforgivable!!!
Final message for the owner: I no longer need invoices; you should have given it to me right away.
German proverb: The customer is king, translated... the customer is king, but in this establishment, he certainly is not!!!!

Ci dispiace leggere il Suo commento, soprattutto perché molte delle affermazioni riportate risultano profondamente discordanti rispetto a quanto riscontrato dalla grande maggioranza dei nostri ospiti. Le numerose recensioni verificate pubblicate su Booking.com e sulle altre principali piattaforme testimoniano infatti un livello di soddisfazione molto elevato, sia per la qualità della struttura che per la disponibilità dello staff.
Desideriamo inoltre fare una precisazione riguardo al pagamento. Al momento della prenotazione Le è stato richiesto un acconto pari a circa il 30% del costo totale del soggiorno, mentre il saldo era espressamente previsto all’arrivo presso la struttura, come chiaramente indicato nelle condizioni di prenotazione e come avviene normalmente nelle strutture ricettive. Non era invece previsto il pagamento al termine del soggiorno.
Siamo spiacenti che questa modalità abbia generato un malinteso, ma si tratta di una procedura standard, comunicata in anticipo e applicata a tutti gli ospiti.
Rispettiamo naturalmente ogni opinione personale, ma riteniamo doveroso precisare questi aspetti affinché chi legge possa avere un quadro completo e aderente alla realtà.

Avoid!!!
We stayed at Trevi Steps from April 30 – May 3 and had a very disappointing experience.
There was no hot water for the shower, and the shower itself would continue dripping all night even when the knobs were fully turned off. We have video evidence of this issue.
On the last night, the situation got worse — the bathroom flooded, with puddles of water spreading from the bathroom out toward the main area and door. We immediately raised this concern with the host and he flipped it onto us.
Instead of finding a resolution, the host blamed us for the flooding and accused us of causing it intentionally, which was completely false and unacceptable — especially considering we had already reported the ongoing water issues.
To make matters worse, after we completed our stay, the property falsely marked us as a “no-show” and canceled the booking, even though we stayed the full duration. This raises serious concerns about honesty and accountability.

Small but perfectly formed. Great location
Great location, small but perfectly formed room, clean and tidy. The host Alessandro was very helpful with sending videos and texts in advance of arrival. Small lift in building to get bags uo (but note there’s still a flight of 5 steps to get from lift to room level).
Small kitchenette with free Nespresso and yummy homemade cake (great when arriving late in evening).
Note would need to pay city tax for accommodation. Would have been helpful to know in advance so that we can prepare cash (though host kindly offered to come and let us pay with card if required).
Rooms are cleaned every day and towels changed every other day. Room has safe and hairdryer.
Bed very comfortable.
