Fantastic stay

Perfect location, quaint room, and thanks to the owner, made our stay perfect. I’d recommend anytime.
Just by the Spanish steps, you can navigate by foot all over Rome. Carlo is a gracious host, recommending perfect restaurants.

A cold, inconsiderate and inhumane hotel

I had to cancel the day before because of a severe flu that attacked me in my country and prevented me from flying to Rome. Even though I sent them a medical diagnosis, they did not come to meet me, they charged me the full price for all the days I was supposed to be in the hotel, without any consideration or understanding. watch it before you book there- there's not second chance to these guys.

Great for the value and location

This B&B was equipped with friendly staff and a clean room. The breakfast provided is perfect for anyone who’s looking for a quick bite before heading out to see the amazing sites of Rome! I would not suggest this breakfast for anyone looking for 4-course meal to start their day (breakfast of coffee breaks jams juices and cereals).
Located 100 feet from the top of the Spanish steps, this B&B made navigating Rome easy and enjoyable. There is a metro (Spagna) right by the hotel allowing you to use the metro to get around the city! The staff speaks English very well and of corse Italian.
I would definitely stay in this hotel again! Thank you for everything !

Location is undeniably fabulous but must address the foul odour of sewerage

We were appointed the Livia Room, which is downstairs of this apartment block and upon entry was immediately impressed with the room size and the lovely aroma that hits you (will come back to this in a moment). The location is fabulous - unquestionably excellent. Breakfast is held upstairs and overseen by the son at time mutually agreed upon. On offer is basic Italian style breakfast but no cold meats, so Coffee, packaged juice and bread etc. There was absolutely no attempt to clean or tidy the other two tables so you ate amongst rubbish left behind by other guests, the sink was full of dirty cups and bowls, this chap too lazy to attempt to take pride not in his establishment but ensuring hygiene and appearances for the guest take priority. We opted out after one attempt and ate out in the local bar. After one night the next morning I awoke to a very pungent foul odour wafted in from the toilet. Most upset I inspected in a huff as thought the toilet was in use and the door left open by my husband, but to my shock it he wasn't there in fact out taking photo. It was just dry- wrenchingly disgusting. I closed all the doors and sprayed close to an entire can of the trusted Glen 20 which even that struggled to work its magic! No management in site to complain too so we simply closed the doors left the bathroom fan on and ventured out thinking it was a one off...whilst the odour did disappate throughout the day it presented its self as mother of all stenches the next morning. OMG we nearly died. So it was apparent that the morning bowel activities of other guests resulted in air being pushed into the downstairs apartment and flushing out threw shower and sink water hole ...oh this would explain the use of the air fresheners scatted throughout the room ..great got it now! Again no management to complain too. Am I painting the picture? So the final night resulted in us keeping all doors closed and the bathroom fan on throughout the evening. Upon payment of room and departure I expressed by disgust with a reply provided ...its only now and then and we will fix it ...RIGHT! they placed a cup over the shower and bidet waste outlet with an additional freshener inserted in the bathroom itself So if you chose this accommodation select the correct room ie upstairs.

Perfect location and personal reception

I have only two remarks. One is that the location is awesome, precisely in the middle of the town, close to everything interesting - we walked by foot every day and got to see all the sights. The second is that the hotel is small and the owner very personal. He allows the guests to be left alone but also attends together with his son if a need or a question comes up.
If I'm to say anything negative, it would be that the beds are a bit hard. My spouse is very sensitive due to a medical condition and she had a minor issue sleeping well. Note - *minor*, despite the handicap. No biggy.
If I ever go to Rome again I will definitely aim at staying there.
