Basic room in tired hotel which could be much better

Convenient location for Manchester Academy and the curry mile. Opposite a very nice park. Shops and food nearby also buses into city centre. It's about 20 minutes walk to Oxford Road station. The room was comfortable and has big windows for light and ventilation. Polite and helpful staff very apologetic that my room wasn't ready as agreed. Very poor initial impression on arrival with rotting front gate and battered door. Inside is better and smells fresh. Newish carpet and bathroom. This places gives me the impression it is run on a shoe string with limited staff. The owners should spend a bit more to smarten it up and it would attract higher prices.

Bad Vibes

The guest house is unstaffed. You let yourself in with a key code, so it has an unwelcoming and slightly unsafe feeling.
The hallway smells of damp. It is on a busy road. There is litter in the front garden. The walls are thin, so the place is noisy.
There is no soap or bin in the room.
The room was clean and a decent size. But this place needs to have a staffed reception to feel safe. Reading the comments it seems to have lost that at some point.
It's cheap. But you can get cheaper at a student place, and that will feel safe.

Picked this place as it had free parking and was within walking distance of Manchester Academy
Please note the free parking is on street and from 20th November this becomes residents only with a permit. PLEASE CHECK IF YOU ARE USING A CAR
Twin bedded room with breakfast tray consisting of orange juice, cornflakes, pain au chocolate and usual hot drinks
Staff very pleasant and helpful
Bathroom was too small. Impossible to stand outside the shower to dry. Room was lacking space and facilities- no mirror and bathroom too small to use for make up/hair etc
Overall the hotel is tired and needs TLC however the bedding was clean and comfortable and towels in good condition.

Cancels your booking without notice

cancels pre-paid booking made months in advance via booking.com THE DAY BEFORE, i lost money on concert tickets and prepaid parking and a weekend spoilt. accepting my money was a contract, terrible treatment

It is what it is

It was what is was, get your head down kinda place. Hotelier Abdul is very nice. Helped me out when I needed to stay in my room a bit longer. Shower was iffy. Pictures on booking dot com aren't really the same as what it is. Close to university close to the city centre
