Great choice for resting and visiting Edinburgh comfortably

Easy access, parking, and connection to the city center in a few minutes, bus stop at the hotel door, great breakfast, very comfortable beds, very friendly staff, reasonable price.

Disappointing

On the booking platform, it is a charming old hotel. Unfortunately, we had booked a non-refundable rate. Upon arrival, it was already noticeable from the outside that some new paint was generally needed. The hotel room was very disappointing. The pictures say it all. Since the hotel was completely booked out, we were forced to stay in this room.
Breakfast was also below our expectations. It is definitely not worth the price.

Disappointing!!!

Tired, dated and in need of some TLC. The communal areas are ok but the bedrooms are grubby and needing some attention. Paint and paper chipped and peeling, carpet ruffled and grubby! Wardrobe originally had doors which have been removed leaving just the internal fittings. Bed base ripped and mattress felt aged. Bathroom has been update but tile grout needs a good clean as does the shower head!!
The view from the front of the hotel on a clear day is stunning but our bedroom view was of the bin shed. Breakfast is the standard offering which for £5.50ph was ok. Customer service is very hit and miss, experienced the worst checkout I’ve ever had when the young lady offered me the flat palm of her hand for the keycards and grunted (I suppose they don’t ask if you’ve enjoyed your stay, they know the answer!
With some investment and staff training this hotel could be a real gem.

Terrible hotel. Rooms are tiny. Staff smoking outside our window room 113 staring back at you in your room. Daily cleaning failed to clean up a cockroach in the bathroom next to toilet every day for the 3 days we were there. Run down. Shower plug broken. Dirt everywhere.
Asked to speak to manager they avoided me.
Asked to be moved to another room but only had upgrade and expected us to pay extra £20 a night. Already paid over £675 for 3 nights. Not worth the money. Bed sheets didn't fit mattress which was old and lumpy. Avoid at all costs. Nothing good to say about this hotel.

Great location amazing staff average facilities

Easy access across the road to the city. Lovely views quiet hotel that just needs some new furniture. Staff cannot do enough for you are all friendly and happy to help.
Would return especially if the tweaks are made as it was an expensive stay!
