Level and traditions.

Center Hotel (DEPENDANCE LIPA) is our choices at least once a year because of business. Room in Dependance Lipa is bigger than in the building of Center Hotel and looks like an apartment with kitchenette, where I did not find any plates or electric kettle. It is a bit strange, but not important as we always stay one night and never cook here. Room was clean as always.
Preparing your trip and having doubts, which pair of shoes is better - take a flannel pajama. It is a smart advice for winter visitors.
What can you expect in the morning - very simple breakfast, but rich coffee! What you don't expect - to get your tailored shirt back, you lost 15 months ago in the hotel and in your mind...
There is restaurant/pizzeria worth to visit. Over the lunch time don't expect servant to be patient to take an order quickly, but relax and enjoy the tasty lunch for a good price. Great idea to have a dinner here - nice evening atmosphere with even better food and an anthropological pleasure. Because there are many locals - wonderful specific cultural mixture of Italians and Slovenians.
Good developed family business!

Friendly, good value, nice small village location

Have stayed here on several occasions as it's location on the top of the escarpment above Trieste means it is handy for Trieste itself as well as being close to Lipica and for exploring the wonderful Italian/Slovenia karst region. The owners and staff are very friendly, helpful and welcoming. The rooms are large, well-equipped and comfortable. There is a good breakfast and the Dependance Restaurant for lunch and evening meals seems to be very popular with hotel guests and locals, which is always a good sign. Good food at excellent prices. There is also secure parking as you probaly need a car for this hotel as it is a way out of Trieste

Welcoming

Staff of the hotel are exceptionally friendly and speak (at least) Slovene, English and of course Italian. We had a business meeting in a hotel and stayed 1 night. They provided a wi-fi router in the meeting room that we could use but otherwise, according to the guy at the reception, there is no good wi-fi reception in the depandance’s rooms. However they said there is a cable internet but I didn’t use it.
There is a central heating in the room that you cannot regulate yourself (apart from switching it off or on) and I found a room to be too cold, especially during the night. Otherwise the premises are very clean. Breakfast is served in the main building (you have to cross quite busy road to get there), and was OK.
The hotel has a parking for a few cars. Access to Trieste is possible by bus or by car (15 minutes to the city center).

Great Little Find Near Trieste

After our regular hotel at Lipica (Slovenia) was booked for a convention - we were directed to the Hotel Center in Basovizza (Italy), which is just a few kms from the Lipizzaner Stud in Lipica. Altho we were booked into the Center "hotel" - on check-in I found we would be in the "dependance". Usually when you are told this - the accommodations are inferior than the "hotel". How surprised we were (9 of us) to find the "dependance" is just a few years old, very modern interior, spacious, superb workmanship on the fixtures and fittings and even had a lift altho it's only 2 floors!. Rooms were very spacious, writing table, lounge chairs, flat-screen TV, mini bar and air conditioning. Breakfast is simple but providing enough fuel for a day of activities and taken in the "hotel" just across the road. Next door to the "depenance" is the restaurant/pizzeria that is open from 6:00pm. Altho the pizzeria part was closed for 2-days whilst we were there (the pizza maker was on holidays) - the a la carte menu provides a sampling of local Italian, Slovenian and Croation cuisine. And very Inexpensive!!! For a 2-course meal for 9 of us - the total bill was only €101,--!!!!! If you are staying in the Lipica/Trieste area - I would highly think about using this property in the small village of Basovizza. From here is about 5 minutes drive to the Lipizzaner stud farm, and 10 minutes drive to the Italian port city of Trieste - itself worth a visit.

Ottimo hotel e ristorante

Ottimo hotel e ristorante. Location molto bella, camere con bagno molto ampie e pulite. Il ristorante, molto carino dove si mangia molto bene. Personale molto gentile. Possibilità di parcheggio privato.
