With a stay at The Tithe Barn - B&B in Oakham (Cottesmore), you'll be close to The Rutland Falconry and Owl Centre and Barnsdale Gardens. This 4-star bed & breakfast is within the vicinity of Nottingham Raceway Karting and Oakham Castle.Rooms Make yourself at home in one of the 7 guestrooms. History, Culture, Beauty, walks and a fab breakfast.
A lovely stay in this glorious B&B. Cottesmore is a lovely village in rutland, full of chocolate-box thatched cottages, a nice pub, chippy and convenience store/post office.
The owners & staff were all very friendly and helpful, giving ideas and guidance when asked. It was a simple check in, being shown to our room, but very Covid-safe. The room was No.6 in the annexe around the back. This has a huge super-king bed and two comfy tub chairs. There's a "p"-bath with a digital shower over it, adding a fancy twist on the usual. The breakfast was delicious, with local butchers sausages and bacon, and local free range eggs. The mushrooms weren't tinned (an excellent change from other B&Bs), although the tomatoes were. There's a choice of a full monty and a half monty, and the smaller one was more than enough. They have homemade jams or marmalades to enjoy with the toast and the coffee or tea was very good - and they're available to purchase along with some homemade chutneys. Our only niggle - and this is being super critical - was the room had a few cobwebs and we found a sweet wrapper under a chair, but with the Covid problems, this is understandable, but needs addressing. Overall, it was a lovely stay in a lovely village, in a lovely part of the country, and yes, we're already planning for a return next year.

Great little B&B
First let’s get the moans out of the way
Car parking is limited but plenty of free on street parking although for me not an issue as I was able to park without any issues
Curtains in room have gaps so in summer will allow a lot of early morning light.
The place can be missed quite easily during the dark as the sign is not lit.
Other than that can’t really moan and really struggled to find anything major as far as negative points went.
Now the review- I stayed here for business during the second Uk Covid lockdown. Missed the place and the sat NAV took me down a dirt road instead. Was met in the Car park by John the owner who “checked me in” - had to give my contact details for test and trace and sanitise my hands and that was it.
The “hotel” is actually a bed and breakfast with the rooms in a separate building to the owners’ residence all set in a very nice private garden
The room was very clean and recently decorated ( I could still smell a v faint smell of fresh paint- nothing bad though) the bathroom likewise was very clean and well appointed. The bed was very comfortable but for me the pillows were not comfortable as one pillow was not enough and 2 were too many ( but pillow height is a v personal taste so can’t moan)
Unfortunately due to Covid restrictions there was no breakfast and instead I was given a bag with cakes, oat bar, biscuits, fruit and bottle of water. Which is adequate as breakfast on the go.
In summary the room was very nice and would stand its own against 4 star hotel chains. When I stay on business I often judge a place by if I would stay there and pay the price for a private visit. Well for the Tithe barn the answer is a resounding yes. I just hope the owners are not too badly affected by the business downturn due to Covid as it’s a lovely place that I hope will flourish once we return to some resemblance of normality.

Quintessential English hospitality
The Tithe Barn in Cottesmore, Oakham set in a quintessential English village, is an absolute delight to stay at. The main house is very old with thick walls and was originally built to hold ecclesiastical tithes paid in kind, and common in many parts of England around c1300.
John and Monique, over many years have enhanced this beautiful building, providing the visitor with a high standard of spacious accommodation and a very warm welcome.
Each room is very individual, 5 double rooms including 2 rooms which are set in the grounds. Single travellers too are well accommodated. A delicious varied pallet breakfast, to wet the appetite, awaits the visitor after a restful nights sleep.
Delightful gardens envelope the buildings in this tranquil setting and for those who love their gardens, Barnsdale, the home of the late Geoff Hamilton, Gardners World fame, is but a 5 minute drive away.
This accommodation is also very near to the vibrant Rutland Water, a hub of activity including all types of water sports, a 23 mile perimetre track for cycling, walking, and picnicing, with a dedicated area for youngsters to let off steam on the water slides on the north side of the Water.
Would highly recommend this as a place to stay for an enjoyable break.

Great B&B
I had to stay for work reasons during COVID restrictions so I couldn't experience all that Tithe Barn had to offer, but what I did see was excellent and the reception I received was warm and welcoming. They also arranged for a parcel of food was left for me outside my room in the evening so I had breakfast and lunch ready for when I had to leave early in the mornings. I will definitely stay here again when next in the area. A big thank you to all that looked after me

Mediocre B&B
Stayed here for my birthday for a long weekend. Guest house was in a quiet location. Car park is a bit tight so parked on the road in the day. On arrival was shown to our room which was really small and was told the ensuite was not in the room but a short walk across the room. I was displeased with this and then shown to another room downstairs which was available that had a conservatory at the end of the bedroom which was a little run down with stains on the carpet in the bedroom. It was more spacious which had more light to the room. We were told it would cost an extra £30 per night. This was extravagant and thought it was not worth it. We were later offered a reduced rate of £10 per per night which was much better so settle in this bigger room. It was nice having the extra room but the conservatory was slightly run down as was the bathroom. The only good thing was the power shower. The breakfast was samey everyday but okay. It would of been nice to be asked if we wanted white or brown bread and not assume everyone wants white bread. In addition. would of been nice to have some background music in the breakfast room as it was too quiet. Other than that it was in a pleasant location just needs a bit of improvement. We are both travellers all over the world and just expected for what we paid for.

No one would like to be called mediocre, and we completely refute this review which has an ulterior motive. Let us explain some truths about this booking: You made your booking on line with Expedi**.c** and booked the smallest, cheapest room you could. Some treat for your birthday! When you arrived you created merryhell that you did not have a bigger room, even though this was the room you chose. You were offered a larger room, and clearly resented having to pay extra for the bigger room than the one you had booked. Even though the further cost of this better room was reduced, you made it very obvious you didn’t like to pay a fair price for it.
Hint: if you book the cheapest room, it will probably be the smallest, hence the low price. If you are wanting a treat for your birthday, why not splash out a bit.
Your suggestion that we only serve white toast at breakfast is rubbish and a lie – we offer granary, white and gluten free bread for our award winning breakfasts.
