Absolute perfection
This is an absolutely delightful place to stay. Calming and just far enough outside the hustle and bustle of central Chaing Mai but only a short walk away. I would highly recommend staying here and the owner could not have been more accommodating and managed to work around our travel plans. Perfect…

Appalled and regret staying so much
From the outset I was looking forward to staying here, seemed like a cute boutique hotel near the city centre, however i wished I had read the reviews first with half of them being only 1 star. There seems to be a running theme of this ruthless and aggressive French man ripping people off and screaming at them, ruining their time in Chiang Mai.
When I first arrived the Thai lady behind the desk was pleasant and showed me to my room. However I thought I had booked an air conditioning room and this one just had fan, so she swapped me but said it would be 400 baht more to which I accepted. The problems with my new room however was that it’s really badly insulated and air escapes in many areas, especially so around the door etc (it’s literally a sliding door with a padlock on it) so it doesn’t keep any of the cold air in, so it ends up being just as hot as the other rooms with only a fan. I had no hot water for my first night, and as reception closes really early they have no on site staff with no one to ring, so I just had to accept freezing cold showers for the first day. The shower was blocked which was so gross. I had the most awful nights sleep every night there because of the blind which is literally a thin cloth and you wake up so early when the daylight comes in. Plus there’s so much noise from the staff who would also wake me up from 7/8am onwards, it was just a complete sh*tshow being there and I didn’t have the relaxing retreat I was hoping for. There’s so many nicer hotels in Chiang Mai I wish I went to, with that amazing Thai friendliness and cultures
When I went to collect my laundry before checking out (which was really badly washed btw - so many stains on my clothes), I told him my concerns and almost in an instance he started screaming at me, threatening me and getting crazy aggressive. He told me he’d ring the police and lock me in if I didn’t pay this extra amount for the ‘air conditioned’ room. I tried to argue that i shouldn’t have to pay as I’ve had so many problems already and it was a really hot room. He then told me he’d put videos which he’s recorded on the internet, I was like I’m sorry??? I felt like I was in the twilight zone, i was genuinely in shock and couldn’t believe he was speaking to me this way, like how does someone behave like this who works in the reception. I’m not some middle aged ‘Karen’, I’m literally a guy in his early 20s who wanted a mature conversation. He never stopped screaming at me and I just regret staying there so much.
He told me if I wrote a bad review of this place he’d ‘release videos of me on the internet’… really excited to see them now! Wonder what he’s got.

Good pricing and reasonable rooms.
We tried 2 kinds of rooms.
The first one was a double bed and no AC but was clean and staff friendly. Around $10.00 USD a night.
The 2nd room had AC and twice the size for around $14.00 a night.
Breakfast tasted good for $2.50 USD
Laundry is here but also right across the street is a small market with most daily needs including laundry washing machine. No dryer though.
Nice eating area to enjoy. CCTV coverage but never saw anything of concern. Would repeat.

Horrible experience
Booked 2 days in advance and canceled the day before. The guy kept the money and did not care at all about reimbursing back, at least the service fees. Most probably the guesthouse is not managed by thai people, they would have never acted that way. Stay away

Excellent
Perfect art taste, perfect value, kind hosts. Well situated close to a night market. Comfortbale rooms. Nicely maintained garden. Tatsy food served at breakfast and lunch. The whole area around worth a visite with some fine street art
