Great location.

We are a family of 5 ( 2 adults, 3 teenagers) who stayed overnight here twice in the last 2 weeks. We found it to be in an excellent location as we arrived into the central train station and got an Uber for less than 10euro. The local train stops right outside too. Family room was excellent but the shower room on the second stay was quite dangerous...it was about 20cm up from the ground with no grab handle for safety. If anyone slipped coming down from that step, the only place they would go would be face first into the room door!
In time, I expect this buiding to be finished to a high standard but as it stands there are many cosmetics which remain unfinished. WE were meant to stay in this building last summer but our stay was cancelled because it remained unfinished. To be fair it still remains in a state of uncompletion but this didn have an impact on our stay. Fabulous brewery across the street for food and a beer on arrival! A positive stay alln round. Staff at reception exceptionally friendly.

Gives avoidance

Bad hotel. Room paid + 200€ without breakfast .fredda with heating not working. The only thing they managed to give a bath fan , impossible to keep on at night x noise . We had to cover ourselves with vests. Shameful they say they have no rooms available x make the change. But on their website and Booking there is availability... now write that the review helps you that apologize is Blah blah. It would be better to fix it now. Maybe a little attention doesn't hurt. I add hot water in the bathroom sobbing. Without you. Inadequate doors. You hear everything. Common environment very dirty.I attach photos . Prices drinks out of normal 4,5€ 1 water from 0,50 provided by a distributor...

No-show fee applied despite on-site stay

I was charged a no-show fee of 153 EUR for a reservation even though I was already staying in the same building and had two overlapping reservations under my name.
Despite my physical presence at the property, the duplicate booking was not addressed by the reception team, and no attempt was made to contact me or resolve the issue on site. Instead, the reservation was simply marked as a no-show.
Customer care and management later refused any refund, credit, or goodwill gesture, strictly hiding behind policy.
Charging a no-show fee to a guest who was already accommodated in the same property is, in my opinion, unacceptable and shows a complete lack of customer focus.

Room for improvement

stayed in a Family room for 2nights
Wifi was good. AIr con in the hot room was not, and I was not able to sleep.
Shower is a good 20cms off ground and difficult to get into as the room is very narrow!
Room was clean but on close inspection, some dust under the beds.
Use the tram no 18 or 19 to get to within 100 metres of the premises

Well, that worked out better

The room was so ok in terms of cleanliness if you are not too fussy. The shower head holder in the bathroom was defective. The night watchman has tried to keep calm and orderly, with half-usable success. The business areas are being upgraded, the rooms aren't quite as great.
Breakfast is a cheek. No sliced sausage or cheese, you can tell how to save here. Paper plates, plastic bowls for the cereal and wooden knives - only the coffee was worthy of breakfast here.
For not necessarily being a bargain, too paltry.
Staff with German language skills may be encountered, but usually not.
5.20 Euro a beer in a hostel - borderline. Opposite the Augustiner you are on tap for 3.70 euros.
So "good" is different!
