A very pleasant stay.
Very clean rooms, bathroom with shower very spacious, nice balcony for breakfast, air conditioning and bed very very comfortable.
It would be more correct to call it "guest houses", as it cannot serve breakfast.
But it provides both a refrigerator and some small pampering (coffee, tea, packaged croissants).
On foot:
15 minutes from the train station.
25 from the (wonderful) center of Monopoli.
The owner also drove us back to the train station to return home after the holiday.
The advice I would give is to soundproof (perhaps) the doors, because the acoustics are not perfect.
But in Italy I paid much more for much much worse places, so for me it’s a 100% YES♡

Yes it can always improve
assuming that the owner was very kind and the room very clean but...
1. Privacy almost absent (we heard everything)
2. The breakfast is non-existent or rather all stuff in a bag (we were warned) but of poor quality!
It would be advisable since you don't have a license for breakfast to get a voucher at a local bar also because the price of the room is identical to B&Bs which really offer a plentiful and unenveloped breakfast! Otherwise it's better to say that you are a guest house!
