Friendly hosts great location comfortable
The hosts were lovely and gave us recommendations for two great places to eat. The B&B is on the 3rd floor but there's a lift. The room was comfortable and a good size and it and the bathroom were impeccably clean. Breakfast was wonderful with great coffee, fresh bread rolls, croissants, cheese and meats as well as cereal and yoghurt. It set us up for the day. Its 10 minutes to the bus station, a short bus ride to Como San Giovanni train station, with the bus stop at the end of the road and about 15 min walk to the ferry port. Its just on the edge of the old town in a quiet residential neighbourhood.

No WIFI for several months!
The owner acted hypocritically, very impolite and greedy. After 6 months she suddenly decided to rent out my room to tourists in high season in order to make more money .
Can't forget the way she treated the guy who was doing the cleaning service next door.
Super noisy place in front of the train station. Super hot in summer time.
Ci ha lasciato senza WIFI per mesi per poi decidere all' improvviso di mandarmi via in alta stagione per affittare ai turisti e guadagnare di più. La proprietaria si è comportata male manifestando ipocrisia, avidità e maleducazione.
Dopo 6 mesi di soggiorno ha deciso all' improvviso di affittare la mia stanza ai turisti per fare più soldi in alta stagione.
Posto rumorosissimo di fronte alla stazione e caldissimo in estate.

Comfortable
Difficult to find if you don't know where to look: it's in an old building, on the third floor, and there are no indications on the door: only a little label on the intercom.
The rooms are comfortable and the breakfast kitchen is equipped with a microwave, water heater, fridge and plenty of teas and coffees.
Clean sheets and covers, a spacious bathroom with a shower, fresh towels, hairdryer and safe: everything you would find in an hotel! Remember to bring your own shampoo, though: they only offer soap in the rooms.
The owner is very friendly and will suggest everything about the area!
This B&B is located literally at a 5-min walk from the historical center of the city, and a 20-min walk from the lakeside, so it's great for sightseeing. It's close to the main roads too, so it's easy to reach.
Don't believe the "parking available" label! There's plenty of parking in the area, but most of them are pay to stay, and the free ones are always full. You'll have to look for a while.

Nice and well located
B&B is an apartment in a flat building. Location is great, close to almost anything of interest within walking distance. Oksana, the owner, and her husband were very kind and provide useful info about where to dine and what to visit. Room and bathroom were big and clean.no blackouts or shutters in the room window, so be prepared for an early start. Shower works great but a little tight, specially if you are big & tall. Wifi and parking work well. We stayed just one night in a road trip through northern Italy.

Nice, but inconvenient
My mother and I stayed here in April 2012. This is an old apartment building converted into a B&B. It is conveniently located directly across from the Como North station (station before city center) and nice 10 minute walk from the city center. Both our room and bathroom were spacious, clean, and with beautiful furniture. I gave it a 2 rating because there was no phone to be found in our room, wi-fi did not work, and the breakfast was by far the worst we had during our entire Italy trip. The owner explained that due to Italian regulations B&Bs were not allowed to serve food they made, but this doesn't mean they couldn't get fresh baked goods and better coffee as many of the other B&Bs we stayed at. We resorted to eating stale, packaged cakes and bad coffee in Italy! There was no phone to be found in the room or outside and when the owner, Oksana, left after letting us in we had no way of contacting them to get the password to wi-fi. This was inconvenient, but also unsafe. We used our cell phone to call them and got a password that still did not work. So, essentially no internet.
