Heaven
The most recent reviews do not give justice to the place. It is spectacular. It is really like being in heaven. We were two families with kids. The sea was the best of Samui due to the season. No waves at all throughout the holiday. Food excellent. Service descrete but first class. Very good value for money and being 10 meters from the sea makes a big difference. The staff was helpuld and quicky responded to any need. I have looked at other areas of Samui but this beach is much better as it cannot be reached by the crowd. Thank you

Termite and Rat Infested; rude country managers
Rented the place for a week; on the first night, saw a rat running along the top of the wall in the TV room. Went to bed. At 2 AM, the ceiling collapsed down on to my wife's head (happy to send photos). The staff took 8 hours to respond, with the country manager responding nearly 15 hours later. Their initial offer was a 12% discount for the week and moving to another location. When refused, their offer was to check out for the week and get a full refund after one night. Country manager Ms. Beekers had obviously not really spoken to the staff, and was giving conflicting offers.

Amazing Week in Beachside Villa
Our family of 5 (2 adults and 3 boys aged 7, 10 and 12) stayed at Villa Waimarie for 7 days in Sep/Oct 2022 with another couple and their 2 kids. We had an incredible week and would recommend this place to anyone looking for an amazing family holiday.
The villa location is great. Lipa Noi is away from the hustle and bustle of Chewen and the busier parts of the island. There were people staying at the other villas along the beach, but it was generally very peaceful and we had the beach to ourselves most of the time.
The beach is much nicer than the photos we found online and we spent a lot of time swimming in the sea. Some rubbish was blown onto the beach by the prevailing onshore winds, but the villa staff raked this up each morning.
The villa is close to the ferry terminal. Other reviews here mentioned that diesel fumes would blow over every hour, which was not our experience at all. There were regular ferries, but we were not affected by the fumes.
The rooms and common areas were clean and tidy and very comfortable. Another review mentioned rats jumping on the roof, though it's likely they were talking about the squirrels that would jump from roof to roof.
We spent most of our time on the daybeds looking out over beach whilst the children swam at the beach or in the pool. Our kids had great fun using the paddleboards, snorkels and kayaks. They also had fun using the table tennis table, and the basketball hoop on the tennis court, though it was too hot and humid to play tennis.
We ate most of our meals at the villa. The in-house chef was brilliant, and we ate mostly Thai food, though the western food we ordered was very good, too. Our kids loved the breakfasts in particular. We asked the chef to prepare some local Samui cuisine for our final night which was not on the villa menu, but proved to be the one of the best meals we ate.
We ate a few meals at the Think Retro cafe, which was a 10 minute walk from the villa. This was a good spot to go for lunch and drinks by the water. We also made daytrips to the Fisherman's Village, Chewen, the Ang Thong Marine park, and a few other attractions on the island. It was easy to arrange transport through the villa manager. It's just a short walk to the 7-11 near the ferry terminal to get toiletries or cash.
The wi-fi in the villa was reliable, and the kids were able to watch movies on Netflix when the weather was bad.
A week was not enough! Next time we will book for longer.

Structurally Unsafe, Hourly Diesel fumes from ferries, Terrible management
Just needed to help prevent anyone else from going through what we had to.
The rats running around the ceiling and room, and the ceiling suddenly collapsing at 2 am is just the beginning.
While the staff at the villa was attentive and the food was delicious, the upper management response was heartless and unprofessional, particularly the country manager Ms. Femke Beeker.
- 15 hrs after the collapse never asked how we were and said we simply had the choice of $200 a night discount (for our 7 night booking for 11 jetlagged people: 2 elderly and 3 young kids) or to LEAVE if we wanted to be compensated fully.
- "you clearly aren't injured since you had a whole day trip out". I had asked our villa manage to reschedule since I had a headache from the ceiling hiting my head but they said they couldn't do so.
My family was already scared and worried. I was encouraged to go on the trip (9-12noon) so management could figure things out and clean up the mess.
I myself am a physician and determined that I did not need emergent care on our overstressed health care system for minor contusion but definitely had a concussion
- frantically packing our things while covered in plaster and rat droppings. a security guard actually heard the crash and me scream but didnt' come in to help (he thought it was a domestic dispute so didn't want to intervene).
- we still stayed there an additional night (my parents still in the building where the roof collapsed, we were moved to a different one). When asked about safety concerns, Ms Beekers said "It is safe, well it was safe until yesterday and there never was a sign." See prior post of concern of the Villa needing attention from Mr. James H that indicate this is not the case. We also have plenty of pics of termite damage and rat droppings (even the staff admits they are aware of it and had mentioned it to Ms. Beeker but were dismissed in the past).
- Conclusion: she contacted my sister who is confrontation-averse, we were moved to an upgraded villa a few units down and had 2 nights and a meal compensated.
I still find this unacceptable and would strongly recommend against ever using any property of Elite Havens.

- can't add the sounds of the nearby shooting gun range but I'm sure that's not on the website description

Needs attention, overpriced, noisy.
Having stayed at a half dozen private villas in Thailand in the same price range I feel somewhat able to comment on Waimarie.
The property is about a 45 minute van ride from the airport and sits adjacent to the ferry terminal facing west. More on this later...
The accommodation consists of a kitchen area and living room area and six bedrooms all in separate buildings. The bedrooms are very basic with no view but have bathrooms with "open" shower and bathtub. Bathroom areas are open to the outside air but there is plenty of privacy nonetheless. Some of the staff have been working at this Villa for more than ten years. It's easy to see this place was one of the best properties around a decade ago but not so anymore. The main problem is the major ferry terminal situated 150m from the villa. At any given moment there are at least three or four ferry boats loading or unloading heavy vehicles. This produces thick black diesel smoke and constant noise. The boats themselves have very little sound suppression on their exhaust. Unless you are someone who enjoys constant noise it will be very difficult not to become annoyed.
The second more minor issue is the rundown condition of the property itself. You will notice the poor condition of the trim work around the pool area. Small plumbing leaks in the toilet area. Plugged shower drains that allow water to overrun the entire bathroom et et. Air conditioning units are all older and very loud at night. Fan speed control was not working so we had only high or off to select from. I've noticed that the Villa puts forward reviews from many years ago in their advertising- it seems obvious why.
I will say that at half the price this would represent fair value. I'm not sure what can be done about the constant annoyance of the ferry terminal but this is certainly not the staff's fault. The staff are friendly but could perhaps pay a little more attention to the small details. Promotional photos seem to have been chosen or perhaps photoshopped in order to hide the villa's problems.
Overall a big disappointment. This property does not measure up to other similarly priced competitors.

Waimarie is priced competitively with other large villas in Koh Samui. We have noted though that there were only two of you who stayed so the price may have seemed high per person.
Although we try our best to keep the villa in perfect shape through weekly maintenance checks, there are unavoidable instances that may occur in between. We have checked with our villa staff, and are happy to know that they were able to swiftly address all your concerns during your actual stay.
They were not, however aware of your concern regarding the sound of the ferries nearby. Unfortunately, this is one thing that we can’t control, as this is a well established Ferry Port. Apart from the occasional boat sounds, the beach there is still one of the best beaches and swimmable most of the year. Lipa Noi is still the best choice for guests who want to stay at an absolute beachfront property.
